Gate FAQ for South Dade
Updated October 2026. Answers about cost, permits, hurricanes, repair and safety for gates in Miami-Dade County.
Cost and timing
How much does an automatic driveway gate cost?
Industry cost guides put a typical installed automatic driveway gate between about $2,000 and $8,000, and systems with custom metalwork, longer spans or added access control can run higher. Price depends on gate material, width, swing or slide design, operator type, electrical distance and permits. Call 305-606-2490 for a quote on your opening.
What affects the price of a gate?
Six things move the price most: the gate's material, its width and height, whether it swings or slides, the operator and power type, how far the power line has to run, and the permit and HOA requirements. Custom fabrication costs more than a stock gate, and storm-ready posts and hardware add cost.
How long does a gate installation take?
On-site work for an automated gate with concrete footings commonly takes several days. Custom fabrication and permit review add time before the install date, so the schedule is usually set by the build and the permit, not by the installation.
How long does a driveway gate last?
A professionally installed and regularly maintained driveway gate typically lasts 15 to 20 years. South Florida's sun, humidity and salt air shorten that without upkeep. Follow the gate care guide to get the full life out of it.
Should I get a manual or an automatic gate?
Get an automatic gate if you drive through it daily, want security at the entrance or have a long driveway. A manual gate costs less and has no operator to maintain, but someone has to get out of the vehicle to open it. Most driveway gates in South Dade are automated.
Permits and rules in Miami-Dade
Do I need a permit to install a gate in Miami-Dade County?
Yes. Miami-Dade County requires a permit to build, repair or replace a fence or gate, and cities such as Homestead run their own permit process. A typical package includes the contractor's license and insurance, gate details and a survey showing the gate location. Your installer should confirm the process for your address.
Who can install the electrical for a gate operator?
Electrical work for a gate operator must be done by a licensed electrical contractor, and the job is permitted and inspected like other electrical work. Ask any gate installer who does the electrical and for that contractor's license number.
Do I need HOA approval before installing a gate?
If your home is in an HOA, yes. Associations usually review the gate's style, color, height and location before you apply for a permit, and some cities ask for the association's approval letter with the permit package. Get the HOA approval first.
What is UL 325 and why does it matter for my gate?
UL 325 is the safety standard for vehicular gate operators. Since 2018 it has required at least two monitored entrapment-protection means for each entrapment zone, in both the open and close directions, such as photo eyes and edge sensors. It protects people and pets, and a compliant operator will not run without its safety devices connected.
What is a Miami-Dade Notice of Acceptance (NOA)?
A Notice of Acceptance is Miami-Dade County's product approval for building materials used in the High-Velocity Hurricane Zone. For fences, the City of Homestead asks for an NOA on vinyl and PVC fence products. Your installer should provide the NOA for any product that needs one.
Are there height limits for gates and fences?
Yes. Height limits vary by municipality, and front-yard limits are usually lower than backyard limits. Check the rules for your lot before you choose a design, because a gate that exceeds the limit will not pass permitting.
Hurricanes, power and weather
What happens to my automatic gate in a power outage?
Every gate operator has a manual release that lets you open and close the gate by hand. Some operators also accept battery backup that keeps the gate cycling through the outage. Learn where your release is before storm season, and re-engage the operator when power returns.
How do I open an automatic gate manually?
Find the manual release on the operator. It is usually a keyed lever, a pull pin or a release bolt on the operator arm or drive. Turn or pull it to disconnect the motor, then move the gate by hand. Re-engage the release after power returns or the operator may run without moving the gate.
Can a gate withstand a hurricane?
No gate is hurricane-proof. Good design and installation improve the odds: posts set in concrete, corrosion-resistant materials, a working manual release and battery backup. Before a named storm, follow your operator manufacturer's storm instructions and check with your installer.
Do I need battery backup on my gate?
If your gate is your only way in or out, yes. Battery backup keeps the operator working during an outage, and many operators accept batteries that carry dozens of cycles. It is the most useful upgrade for a South Florida storm season.
Can lightning damage a gate operator?
Yes. Lightning rarely hits the operator directly, but a strike near the property can send a surge through wiring and metal fencing into the operator. Surge protection on the power and control wiring lowers the risk, which matters in Florida's summer thunderstorm season.
Does salt air damage gates?
Yes. Salt and humidity corrode steel, hinges, fasteners and electronics, and the effect is strongest near Biscayne Bay and canals. Aluminum and galvanized, powder-coated steel hold up best. Rinse the gate with fresh water and touch up chips before rust spreads.
Gate types and options
Should I choose a swing, slide or cantilever gate?
Choose a swing gate if you have a clear arc and level ground. Choose a slide gate for tight frontage, as long as you have open fence line beside the opening about equal to the gate's length. Choose a cantilever slide gate for uneven ground or when you want no ground track.
Can I automate the gate I already have?
Often yes. The gate needs to hang level, swing or roll freely and sit on solid posts. The operator type depends on the gate's weight and length, and a sagging or heavy gate may need repair or reinforcement before an operator goes on.
Can I use a garage door opener on my gate?
No. Garage door openers are not built for the weight, duty cycle or safety requirements of a gate. A gate needs an operator rated for it and listed to UL 325.
What access control options are available for a gate?
Common options are remote transmitters, wireless and wired keypads, proximity cards, intercom or phone entry, and smartphone-connected controllers. Pick based on how many people use the gate and how you want to add or remove them.
Do solar gate operators work in South Florida?
Yes. A solar operator runs on a battery charged by a panel, which suits driveways far from power and keeps working through outages. The panel and battery are sized to the gate's weight, daily cycles and sun exposure.
What is the best material for a gate in South Florida?
Aluminum and powder-coated or galvanized steel perform best. Aluminum does not rust and is lighter on the operator. Steel is stronger and suits heavy, wide or high-security gates when it is coated properly. Wood needs more upkeep in Florida's humidity.
Safety
Are automatic gates safe for children and pets?
A gate that meets UL 325, with monitored photo eyes or edge sensors, reverses when it meets an obstruction. Safety devices are only reliable when they are installed, aligned and tested. Teach children to stay clear of moving gates and never let anyone play on or hang from one.
Why does my gate reverse while closing?
The safety system is detecting something. A photo eye may be blocked or misaligned, an edge sensor may be triggered, the gate may be binding on the track or hinges, or the force settings may have drifted. Clear the path and clean the sensor lenses. If it persists, call for service.
Repair and troubleshooting
Why will my gate not open?
Start with the basics: check the power and the breaker, make sure nothing is blocking the gate and confirm the operator is not in manual release. If the gate still does not move, the cause may be a failed control board, motor, capacitor or safety sensor. Use the manual release to open it and call for service.
Why does my gate stop halfway or open slowly?
Common causes are a blocked or misaligned safety sensor, dry or worn hinges and rollers, debris in the track, weak batteries or limit settings that drifted. Clear and clean first. A gate that keeps stopping needs a service visit.
Why is my gate remote not working?
Replace the remote's battery first. If it works only when you are close, the receiver or antenna may be weak. If none of the remotes work, the operator's control board or receiver may have failed. Remotes can also lose programming after a power surge.
Why are my gate sensors not working?
The most common cause is damaged wiring. Insects, rodents and fallen branches can chew or break the cable. Sensor lenses also get dirty or knocked out of alignment. Clean the lenses and check that they face each other, then call for service if the problem remains.
Can I repair my gate myself?
You can clean sensor lenses, clear debris from tracks, trim plants away from the gate and replace a remote battery. Leave wiring, control boards, motors and safety devices to a professional. A mistake with a heavy moving gate or with live wiring can cause injury and bigger repairs.
Should I repair or replace my gate?
Repair it if the frame is sound and the problem is a part, a sensor or an adjustment. Replace it if the frame is bent or rusted through, the operator is old and parts are scarce, or repair costs keep adding up. A service visit can tell you which.
