Gate Installation

Short answer

South Dade Gate Operators installs swing, slide and cantilever gates for homes, farms and commercial properties across South Miami-Dade. An installation covers the gate, posts set in concrete, hardware and, where wanted, the operator and access control.

Gate types

Type Best for Space needed
Swing gate Level driveways, decorative entrances, pillar-mounted gates A clear arc as wide as each gate leaf
Slide gate Tight frontage, busy entrances, commercial yards Open fence line beside the opening, about the length of the gate
Cantilever slide gate Uneven or debris-prone ground, wide openings Extra fence line beside the opening and no ground track

How an installation goes

  1. Measure the opening Width, slope, post locations, power source and what the gate has to clear.
  2. Choose the design Gate type, material, finish and operator, within HOA rules.
  3. Permit The permit is applied for through the city or Miami-Dade County, with HOA approval first where it applies.
  4. Build and set Posts are set in concrete, the gate is hung or rolled and the hardware is aligned.
  5. Test The gate, operator, safety devices and remotes are tested before handoff.

Questions about permits and cost are answered in the gate FAQ.

Gate Operators & Automation

Short answer

A gate operator is the motor and control unit that opens and closes a gate. South Dade Gate Operators installs and services operators for swing and slide gates, with AC, solar and battery-backup power, plus keypads, remotes and access control.

What can be added

  • Power options. AC power, solar-charged batteries and battery backup for outages.
  • Access control. Remote transmitters, keypads, proximity cards, intercom or phone entry and smartphone-connected controllers.
  • Safety devices. Photo eyes and edge sensors for entrapment protection. Under UL 325, each entrapment zone needs two monitored protection means in each direction of travel.
  • Surge protection. Protection for the operator's power and control wiring against lightning surges.

An existing gate can often be automated if it hangs level and moves freely. See automating an existing gate and solar operators.

Gate Repair & Service

Short answer

Gate repair starts with finding why the gate stopped. The most common causes are a blocked or misaligned sensor, damaged wiring, a failed remote or control board, worn hinges and rollers, and a gate that has sagged or shifted.

Symptoms and likely causes

Symptom Likely causes
Gate does not move and makes no sound No power, tripped breaker, blown fuse, failed control board, or operator left in manual release
Gate hums or clicks but does not move Motor or capacitor problem, a gate that is binding, or a release left disengaged
Gate stops partway or reverses Blocked or misaligned photo eye, triggered edge sensor, drifted limit or force settings, or an obstruction
Gate opens slowly or shudders Dry or worn hinges and rollers, debris in the track, weak batteries
Remote works only when you are close Weak remote battery, receiver or antenna problem
Gate sags or drags on the ground Loose hinges, shifted posts, worn rollers
Keypad is dead Dead battery, damaged wiring or water in the unit
Gate will not close after a storm Debris, water in the controls, misalignment
Stuck gate? Use the manual release to open it by hand, then call 305-606-2490. See how to open a gate manually.

Regular upkeep prevents most of these problems. The gate care guide lists what to check and when.

Gate Fabrication

Short answer

Gate fabrication is building a gate to fit your opening. South Dade Gate Operators fabricates custom steel and aluminum gates, welded and finished to match your fence, pillars and style.

Designs

  • Horizontal slat. Solid privacy with a clean modern look.
  • Picket and ornamental. Open designs for visibility and curb appeal.
  • Privacy panels. Full-height gates for security and screening.
  • Matching sets. Gates and fence sections built to match.

Materials

Aluminum does not rust and is lighter on the operator. Steel is stronger, suits wide and heavy gates and holds up when it is galvanized or powder-coated. Both are common choices for Florida's humidity and salt air. See choosing a gate material.
